Is there an application fee?
Yes, there is a one-time non-refundable fee of $150 to pay for your background check and screening.
How long does the application process take?
The application can be finished same day as long as all steps are completed! Background checks can take up to 24 hours to complete, but we often see a quicker turnaround time.
Do I need a guarantor or co-signer?
Not necessarily. We have multiple options to qualify.
- Self-Qualify: Applicants who pass the credit, income, and background check do not need any additional qualification methods.
- Approved with Conditions: Applicants who do not pass the credit or income requirements may be approved by adding one of the below qualifying methods to their lease:
- Approved guarantor
- Guarantor Waiver Program
- Prepayment of final lease installment
What is the roommate match process like? What if I don’t like my roommate?
We take roommate matching very seriously because we want you to have a positive experience here at Founder's! We look at cleanliness, sleep schedule, degree program, season of life, and your interests when matching roommates. We understand when there's conflict or concern with rooming with someone new, so we always offer things like roommate mediation and room transfers when necessary.
Is there a packing list?
For students, we understand this may be your first time living on your own! We provide a detailed packing list as you prepare for move-in. It is typically emailed out 45 days prior to move-in, but is also available upon request.
What do I need to do before I move-in?
We will email you with move-in instructions prior to your move-in day. Additionally, a move-in checklist will be available for you to complete on your ResidentPortal prior to move-in day.
When will I learn of my unit assignment?
We will email you your unit assignment prior to move-in day.
When will I know my roommate's information?
We will email you your new roommate's name and contact information prior to move-in day.
Are pets allowed?
We welcome service animals and ESAs in our community. No animals are allowed outside those parameters.
What utilities are included?
All of them! From high-speed internet to electric and water, all your utilities are covered under your monthly installments.
What appliances are allowed in my unit?
We allow a mini fridge, microwave, and Keurig-style coffee maker in the units. Outside of that, we do not allow appliances to be in the unit. We provide all the appliances you may need in the community kitchen on the third floor, including a rice cooker, crockpot, blender, toaster, air fryer, and many more.

What kind of transportation options are there?
We offer parking for those with vehicles and bike racks. Additionally, we have a bus stop right next to the parking lot for those who utilize public transportation.
